Regulation
The Mestral Group Residences are intended to house duly accredited students for minimum periods of ten months or seasons, of school, university or holiday courses, in accordance with the rules of this regulation and the contract to be signed by the residents before admission.
2.1.- Those interested in entering one of the Grupo Mestral residences may request a reservation for a place for a minimum period from September to June, provided that the occupancy circumstances allow it.
2.2.- If a place reservation is requested, the applicant must pay, in advance, the amount determined by the company management, as a registration fee and deposit.
2.3.- If the applicant does not appear at the residence on the day of the start of his stay, he will lose the right to the place and the amount he has paid will remain the property of the company, as compensation for damages, unless he communicates, by any means, the delay of his admission.
2.4. The amounts paid as a reservation fee will become the property of the company if the student does not withdraw from the program at least two months prior to the start of their stay, as previously notified. Such withdrawal must be communicated to the Residence Management in writing and, if applicable, by certified mail.
2.5.- The residence will remain closed during the Christmas holidays from December 23, 2022 to January 8, 2023 both inclusive and from April 2 to April 8, 2023 both inclusive during Easter week.
The resident must sign the corresponding lease agreement, which, although it will be the one drafted by the Mestral Group, as a basic model, may be negotiated by the parties according to the particular cases.
Upon signing the lease agreement, the resident will be considered admitted effective from the date of signing. At that time, they will be given a key and possession of their assigned room.
Upon arrival at the residence, the student must have submitted all the documentation requested in the booking form, duly completed and signed. A key deposit of Forty Euros (€40) will be charged on the September receipt.
Residents will have the following rights:
5.1.- To occupy the room assigned to him/her during all hours of the day, for the entire agreed time, although he/she must vacate it or, at least, facilitate the entry of the cleaning staff at the time stipulated by the center’s staff, when it is appropriate to carry out said service.
5.2.- To occupy the living rooms, study, dining room and terrace until 11 pm, shared with other residents, always making appropriate use of each room.
5.3.- To use the common services of toilets, television in the living room, connect to the internet, if the resident has the appropriate equipment and for the installation of any electronic device, it is necessary to have written permission from the management.
From midnight until 9 a.m. the following day, the use of television in the room will be prohibited from Monday to Thursday and on Friday and Saturday until 1 a.m.
5.4 – To use the washing machine by purchasing a €2.50 token, with prior agreement from the other residents, between 9:00 a.m. and 9:00 p.m. To operate the washing machine, the resident will place the clothes they wish to wash in the machine and must pay the token to start it up. Once the clothes are washed, they will be responsible for hanging them to dry in the designated area or drying them in the dryer.
5.5. Breakfast, lunch, and dinner are included from Monday to Friday, according to the contracted meal plan, excluding public holidays. Only breakfast will be served on weekends. The service hours are as follows:
a.- Breakfast, from 7:00 to 9:15 am
b.- Meals, from 1:30 p.m. to 3:15 p.m.
c.- Dinners, from 8:30 p.m. to 10:00 p.m.
Meal plan changes can only be made quarterly and must be notified in writing before the end of each quarter and will be changed at the beginning of the next quarter.
5.6.- Free entry at any time of day or night, always in silence respecting the rest of the residents.
5.7.- The cleaning and bed linen change service is performed once a week.
5.8.- To be provided with food, properly packaged in “Tupperware”, to be consumed outside the residence, provided that it is requested one day in advance by email.
5.9.- On days when the residence does not provide lunch and/or dinner, residents may use the center’s kitchen to prepare their own food, and they agree to clean dishes and kitchen utensils used.
5.10. Residents may receive visits from family members of the resident, provided prior notification is given to the management at the following email address: manyanet@grupomestral.es. In all other cases, visitors must remain in the reception area and hallway only between 9:00 a.m. and 7:00 p.m., for a maximum of fifteen minutes. Visitors may not remain in private rooms or common areas. Entry by unauthorized persons is strictly prohibited. In the event of a violation of this rule, the resident will be penalized and must pay one hundred euros (€100) per night plus 10% VAT.
5.11. In the event of voluntary withdrawal from the residence before the ten-month contract period, the resident will not be entitled to a refund of any advance payments made.
If the resident wishes to terminate their contract before its expiration, they must give two months’ notice.
6.1. As a primary rule, every resident must observe, at all times, the usual rules of good manners, coexistence, courtesy, good manners and respect for the other residents and service personnel.
6.2. The entrance door must be closed every time you enter or leave the residence.
6.3. Make your bed yourself every day, and take care of your personal belongings, as the residence is not responsible for any losses or thefts.
6.4. Remain properly dressed in the dining and living areas. On the terrace, swimwear is permitted.
6.5. Inform the Residence Management of any possible absences from the residence for more than 24 hours.
6.6. Provide contact telephone number or address of family members for possible communications.
6.7. Inform the Management, or through the residence service, of any non-attendance at breakfasts, lunches or dinners.
6.8. Have health insurance, which you must communicate to the Management to know how to act in case of emergency.
6.9.- The last resident to leave the common areas at night must turn off the television, if applicable, and the lights in those areas.
6.10.- It is vitally important that from 23:00 h onwards from Monday to Friday there is silence in the rooms and common areas dining room, study room, terrace respecting the rest of both the resident and the service staff.
It is expressly prohibited:
7.1.- Obtain a copy of the room entrance key and give it to third parties.
7.2.- Allowing third parties not belonging to the residence to enter without permission from the Management and without prejudice to the provisions of the previous section 6.10
7.3.- Consuming alcoholic beverages, drugs or similar substances inside the residence.
7.4.- Remaining in the residence in a state of intoxication or affected by drugs or similar substances.
7.5 – Smoking is prohibited in the dining room, living room, bedrooms and bathrooms. The terrace is the designated smoking area.
7.6.- Hammering nails, tacks or any adhesive that may damage the walls.
7.7.- Having your own heating appliances without permission from the Management.
7.8.- Making noises or having musical devices, televisions that may disturb.
7.9.- Organize parties, meetings or similar events.
7.10.- Accessing a room other than one’s own, or even opening the door to them.
7.11.- Access to the kitchen, room or office of the service staff.
7.12.- Remain in pajamas or undergarments in common areas.
7.13.- Throwing objects into the toilet that could clog it.
7.14.- Bringing animals of any kind into the residence.
7.15.- Failure to comply with the rules may be grounds for expulsion and the same clauses as in an early resolution will apply, losing the right to a refund of the registration fee and deposit.
The agreed price must be paid monthly, in advance, within the first five days of each month only by:
a) Direct debit.
b) By credit card.
c) In cash against delivery of receipt.
Serious or repeated non-compliance with regulatory or contractual rules, at the discretion of Management, will give the right to terminate the contract.
In such a case, the management will notify the resident in writing, giving them one to five days to vacate the premises. If they fail to do so, the management may take appropriate legal action to obtain their eviction.
If, having notified the resident of the termination of the contract, they do not leave the residence within the specified period, the resident, as a penalty clause, will pay the daily amount of €60 plus the corresponding Value Added Tax.
This regulation may be modified by the Management of the Mestral Group Residences, communicating it to the residents who will be obliged to comply with it, without prejudice to the right to leave the residence if they are not interested.
